The rental of Palazzo Santa Croce has a minimum duration of 7 days, from Saturday to Saturday
(unless otherwise agreed)

Check – in: from 16.00 to 18.00
Check – out: before 10.00

Any variation of the aforementioned timetables must be agreed in advance with the manager.

Payment of the lease

The payment of a first deposit equal to 4 0% of the total amount of the rental is required within 7 days of confirmation.

The balance is to be paid before 30 days of the arrival date.

If the booking is made within 60 days of the rental start date, 60% is due within 7 days of confirmation.

If the booking is made within 30 days of the rental start date, the total amount is due within 7 days of confirmation.

The reservation is to be considered confirmed upon receipt of the first deposit paid.

All payments are non – refundable.

In case of non – receipt of one or more deposits and / or the balance, the reservation will be automatically cance l led, with the consequent loss of the amounts paid as a penalty.

All payments must be made by bank transfer only and other forms of payment are excluded.

Cancellations and Changes

In addition to the first 40% non-refundable deposit, the following conditions apply:
– for cancellations within 90 days from the rental start date, 30% will be charged
– for cancellations within 30 days from the start date of the lease, no-show and early departure, the total amount of the lease will be charged

In case of no / late arrival or early departure, no refund, even partial, will be provided.

For cancellations due to force majeure events declared by the competent authorities (eg: natural disasters, extension of the state of emergency from Covid-19), the property reserves the right to cancel the contract and to refund any payments already made.

While not a requirement for booking, it is highly recommended that you be covered by adequate travel insurance even prior to booking, to be protected from unforeseen events and inconveniences.

Arrival, security deposit and departure

All information regarding the arrival of guests (arrival time, transfer, etc.) must be communicated at least 7 days before arrival, to better coordinate check – in and porter services.

The porter service includes 2 pieces of luggage per person on the day of arrival (from 16:00 to 18:00) and of departure (from 8:00 to 10:00). The cost of additional luggage and during other hours are charged to the guest. The villa manager must be notified at least 60 minutes before arrival to organize this service.

Check – in starts at 16.00. Upon arrival at the villa, the manager / butler will give guests a tour of all the rooms and explain the services.

At check – in, the customer must present the passports of each guest for registration. The tourist tax of € 1.50 / person / day is mandatory (from 1st April to 31st October) and settled in cash upon departure.

Given the high value of the works of art and other furnishings in the building, asecurity deposit of Euro 10,000.00 will be paid by the client to the agency before arrival and returned after departure, if no damage has been found.​

Upon arrival, an additional deposit of Euro 1,990 is required to be paid exclusively in cash to the manager / butler of the building for food, drink and other services not included in the contract. If the final expense account is higher, the difference will be requested; if, conversely, it should be less than the deposit, the same will be promptly reimbursed.

Check – out by 10.00. There is no refund for early departur es.

Responsibility

The owner of the property, the manager and the service staff decline all responsibility for accidents, injuries, damage and poisoning of any kind, as it is the customer’s responsibility to adopt safety precautions and other forms of safeguard (allergies, etc.).

The owner of the property, the manager and the service staff decline all responsibility for theft and lost or damaged property of the guests. It is recommended to use the safety deposit boxes in the rooms.

The client is fully responsible for all damages caused to the property during the stay and is required to reimburse them before the end of the rental period.

The manager is not responsible for any claim, action, injury, damage, loss, delay or expen se arising from any of the following factors:
• act or omission of third parties providing services during the stay
• strikes or force majeure
• no arrival or departure due to the transport carriers used to reach the property ​

The manager is not responsible for the information provided by the intermediary or other third parties that have not been officially released by the manager him/herself. It is the intermediary’s responsibility that the customer knows and accepts the terms and conditions cont ained in this document. It is understood that the intermediary is responsible and liable to the manager for all obligations and sums due under this contract if the customer refuses to comply due to intermediary’s failure to communicate said terms and condi tions.

The customer expressly excludes any other and different use of the property other than that suitable for satisfying housing needs of a transitory nature and for exclusive tourist purposes. At check – in, the customer becomes the custodian and man ager of the property, therefore improper behavior (damage to the property, poor hygiene, excessive noise and any other act of misconduct) represents a possible basis for termination of the lease agreement – even instantaneous – and the client and his guests may be required to leave the property immediately, with the consequent loss of the amounts paid.

The customer must leave the property in the same state and in the same conditions as he found it at check-in.

In case of supervening impossibility on the part of the manager to guarantee the rental in the booked period, the manager undertakes to reimburse the amount paid by the customer in full.

The responsibility of minors lies with the parent or companion.

The client or the intermediary for the client acknowledges that by signing, he accepts these terms and conditions individually and jointly. For any dispute, the Court of Salerno will ha ve the conventional and exclusive jurisdiction.

Details of rent and use of the building

The Palazzo can accommodate a maximum of 9 guests in 4 double rooms and 1 single room.

The number of occupants cannot in any case be higher than the number of beds provided, unless specifically and previously agreed with the manager.

In case of a larger number of guests, the owner can ask them to leave the villa if he deems it necessary.

The villa cannot be reached by car but only on foot with 190 steps uphill. It is not recommended for people with disabilities, reduced mobility or those suffering from heart disease.

Please inform the staff of any problems or difficulties or malfunction of services, in order to resolve them as soon as possible. The staff must be informed of any minimal damage to the house and its contents, which will be assessed by the owner and cor rectly billed.

The owner or manager provides for the ordinary and extraordinary maintenance of the property. Therefore, the customer cannot maneuver or tamper with the controls that regulate the operation of the systems (water, electricity, swimming pool, irrigation, etc.) of the property. In case of need, the customer must contact the manager who will provide assistance as soon as possible. In the event of non-compliance with this prohibition, the customer is held responsible for damage caused to people or things, understood as emerging damage and loss of profit.

The relaxation area and all its services (the swimming pool, the sauna, the Turkish bath and the outdoor Jacuzzi) are available all year round. Their use is not recommended during the night and is always under the responsibility of the customer. The manager takes exclusive care of the equipment and maintenance, while the suitability for use is the direct responsibility of the guest.

The use of the swimming pool and SPA is not reco mmended for children, pregnant women and people with heart disease.

Please lock all entrance doors at night and when you are not at home.

The washing machine, dishwasher and all house equipment, can only be used by the manager of the villa, or up on request.

Smoking is allowed strictly in the outdoor areas only.
